Today’s track: When the Levee Breaks — Led Zeppelin
I spent most of yesterday afternoon out back. Dogs at my feet, Zeppelin on, Naval’s book in my lap. When the Levee Breaks came on and I just sat with it a while.
You know the one. It’s a flood song — a man who has to leave, because the levee broke and staying isn’t an option anymore. So what does he do? He goes. Heads for Chicago. Except Chicago’s not much better, and there’s nothing waiting for him down south either. The levee broke, and now there’s no home to go back to.
And I got to thinking — that’s about where a lot of people are standing right now.
Naval has this idea that you win through authenticity — that nobody can compete with you on being you. I think that matters more now, not less, because of AI. When the machines can do the average version of almost anything, the thing that’s still yours is you. What you actually like. What you’d make even if nobody paid you. Figuring that out and putting it out there — that’s the move.
And the most practical way I know to lean into it right now? Get your hands dirty with AI. Not the hype version. The boring, useful version. Point it at the stuff you already care about.
Here’s a small thing I do. I keep a table of books and read whichever one calls to me. Yesterday it was Naval. As I go, I highlight anything that hits — and before I start anything new, I go back and read every highlight I’ve already made. All of them. So the good stuff sticks before I pile more on top.
Some of what I came back to just landed. I was firing screenshots to Colleen — this line’s exactly how we operate, this one’s exactly what we’re building.
One got me most. Naval said he never got rich on any one thing. It was stacking — building other small businesses, solving other problems. None of them made him on their own. But each one gave him the resources and the reach to build the next, and take on something bigger.
And somewhere in there I realized — inadvertently, that’s what’s happened to me. Winner Realty. OffMarket.deals. Property Partner. This newsletter. None of them were the one big swing. They just stacked. And now each one feeds the others.
So here’s what I keep coming back to on the levee. If the water’s rising and you don’t know which door to walk through — maybe the answer isn’t one perfect door. Maybe it’s picking up one small thing, then another, and letting them stack until you’ve built something the flood can’t take.
And you don’t have to start from zero. A lot of what I’ve built is already sitting right here — the deal flow, the data, the audience, the systems. Tap into it. Add to it. Let’s stack something together.

PS: One trend I'm watching closely: inventory continues to build faster than sales. Year-to-date, new listings are up 17% (11,801 → 13,802), while closed sales are up only 5% (7,488 → 7,860). That's gradually giving buyers more leverage and creating a more selective market. For investors, that often means better negotiating opportunities—but also a greater premium on buying the right assets at the right price.
