Louisville market numbers for the week of May 17–23:
Listings: 558. Same week last year: 504. Inventory is up.
Solds: 333. Same week last year: 319. Sales are up too — just not at the same pace.
Year-to-date tells the real story. We've had 10,392 listings so far in 2026 compared to 8,687 at this point in 2025. That's nearly 1,700 more homes hitting the market. But year-to-date solds? 5,558 in 2026 versus 5,392 in 2025. Up, but barely.
Current inventory is sitting at 3,384 — about 2.5 months of supply. Technically still a seller's market. But more supply is coming and sales aren't keeping pace. Buyers have more options than they've had in a while. If you've been waiting for leverage, this is worth paying attention to.
Rates are back up to 6.46% with all the volatility going on. Would be really nice to see that settle down and get back below 6. That's when things get interesting again.
Multifamily inventory has been climbing over the past few weeks. We'd been hovering around 125 listings — we're now up to 138. Multifamily has the most urgency to move right now. If you're looking to expand your portfolio, check out our currently available multifamily and reach out.

Quick update — surgery went well.
They ended up having to open me up, so I'm a little sore. But they cut everything out. And the big news: no ostomy bag. They were able to reconnect everything. That was the best possible outcome and I'm incredibly grateful.
Day two in the hospital today. Not too bad. Just sore. Keeping myself moving — walking the halls, doing what I need to do to get out of here.

PS: Post-surgery, I'm making some changes. Moving to more of a ketogenic Mediterranean-style diet — no processed foods, cutting out pork products, keeping sweets to a real special case only. My chromosomes actually tell me my body does best on a high protein or Mediterranean diet, so this isn't just a gut feeling. I think a lot of these choices are good for anyone. Obviously no seed oils as well, but I’ve been like that for years.
