Today's track: Raven's Song — Aaron Embry
My sister Katie got in Friday afternoon.
And if you know my sister, you already know where this is going. She is the kindest, sweetest person to ever exist. I'm serious. Ten times nicer than I am, and I try.
She walks in the door and the first thing out of her mouth is "Robby give me recipes."
Not hi. Not how was your week. Recipes.
Because that's her whole plan. She wanted to cook in bulk and freeze everything, so that when she's gone I've still got real food I can just grab — throw it in the Crock-Pot, throw it in the oven, whatever, whenever I want. No thinking required.
So I put AI on it. Top-rated New York Times recipes, searched the internet, pulled the ones people actually swear by — all the good stuff. Ten years ago this is an afternoon of flipping through cookbooks and guessing. Now it's five minutes, and my sister's standing in my kitchen with a list of the best versions of everything. Handed her the list. And she went to work.
Deconstructed cabbage rolls — ground beef, cabbage, mashed potatoes in there somewhere. A shepherd's pie — a whole medley of vegetables, ground beef, gravy, mashed potatoes on top. She made soup. She made no-bake cookies, but with protein powder, so less sugar and I don't have to feel a certain way about eating three of them. And these oat bar things with blueberries that I can eat as dessert or eat as breakfast. There might be cottage cheese in those. Actually, no. I don't think there is.
The freezer is stacked. I am fully provisioned.
And here's the thing about my sister — she can't sit still. She walks into a room and sees three little projects nobody else sees, and she likes to take them on. So the whole weekend was her cooking or organizing something, and of course I can't just sit there while somebody's working in my house. So I was knocking out one thing after another right alongside her. All my laundry, done. Aired out the whole house. Cleaned the stuff I don't usually get to — you know the stuff. It only gets cleaned when your sister's in town.
Now everything's minimal. Organized. Clean. The house feels great.
And I work and live at home, so that's not a small thing. That's the whole thing. When your house is your office and your office is your house, the state of the place is the state of your head. Every unfinished thing sitting out is a little open tab running in the background, and you don't notice how much it's costing you until somebody closes them all at once.
Think about what it means to start a Monday with nothing hanging over you. No pile in the corner. No list following you around the house. Dinner's already made — a freezer full of them, actually. I get to spend this whole week creating instead of catching up. Everything's already done. It's just working.
Good week for it, too.
I've got a great listing coming up, probably Thursday or Friday — keep an eye out for that one. Three closings this week, though some of those might slide into next. Either way, they're coming. We're finding a lot of success right now.
The market's cooperating a little. Rates came down some — I'll take it, but I'd still like to see more movement there. Inventory keeps bobbing above and below 4,000. A little ebb and flow right now — above four one week, under it the next, and with all the listings that expired at the end of the month, the number's going to wobble for a few more days before it settles. I'm curious whether it holds above four thousand. My bet is it will, heading into October, November, December, January.
And if it does hold up there, that tells you something. More inventory means buyers have choices. Choices mean the sharp, well-presented listings get the attention and the tired ones sit. It doesn't mean panic. It means the margin for sloppy just got thinner.
So here's what I'd do with that. Two things, depending on which side you're on.
If you have something you need to sell — get it up and listed now. Sooner beats later. Don't wait for a perfect window that may not come.
And if you've been circling a bigger project — this is actually the season to take it on. The bigger flip. The bigger renovation. The bigger money. The kind of project you take down now, work through the winter while nobody's looking, and have listed coming out the other side, right into spring. Think about where you want to be standing in April, and work backwards from there.
Just make sure it's measured against your risk. Big projects are where the money is, and they're also where people get hurt. If you don't have the crew, the numbers, the systems — I'm happy to introduce you to my infrastructure so you're insulated from a lot of that risk. That's a real offer. Hit reply.

And the birds. I'm at forty-two species on the master list. Migration is starting, so get your app out — this is the run right now. Everything that spent the summer somewhere north of us is about to come through Kentucky on its way south, and for a few weeks the yard turns into a highway rest stop. Birds you will not see any other time of year, just passing through, and all you have to do is be outside when they do.
We're going to get our numbers up for sure. I'd like to be mid-fifties by the end of August, and I'm going to be deliberate about it — out there early with my coffee, start a fire, sit still, and listen. The birds do the rest. That's the whole strategy. Show up and pay attention. Works for more than birds, come to think of it.
